Harrison Rose Property Management offer Full Managment as standard, all you will pay is the initial setup fee and then our very competitive monthly managment fee. Harrison Rose Property Managment has no tie in period.....
Our setup fee includes:
Your fully managed service includes full advertising on the UK's largest property portal in addition to a comprehensive brochure and exposure to our High Street window displays.
With our strict criteria we will reference the tenant fully to ensure their suitability. We will collect the rent on your behalf and forward the rent, less any deductions to your nominated bank account.
We take property inspections seriously and will carry out regular inspections to ensure we become aware of any changes or concerns with the tenancy.
Our Fully Managed property service will manage the repairs and maintenance side on your behalf. We will instruct a suitable contractor, liaise with local authorities for council tax and set up / close down the property's utility accounts. We will also organise annual property safety inspections.
In the unfortunate event of rent arrears we will use our proven credit control procedures to chase and serve legal notices to that tenant if it becomes necessary (additional charge).
Tenant Introduction Only
In this service you will pay us a one off fixed fee. For this, we will advertise your property and find you a tenant. The tenant will be fully referenced and qualified to verify their suitability to your property.
Our fee will include a comprehensive tenancy agreement, Full tenant refrencing, deposit registration, Marketing & Advertsing. Our Fee will only become payable on the day they move in.
Letting & Rent Collection
This service is for the D.I.Y savvy amongst you, all repairs, maintenance and problems will be reported directly to you by the tenant. Harrison Rose Property Management will advertise and market your property.

Application and References
When a tenant applies for a property with Harrison Rose Property Management in Peterborough, Stanground, Whittlesey or the surrounding area, all rental tenants over 18 years old will complete an application form, Harrison Rose Property Management will use this information to conduct tenant references on the landlords behalf. in most cases we will liaise your employer, a previous landlord and letting agent and a credit reference company.
If you have held your employment position for less than 12 months a guarantor may be required at the request of Harrison Rose Property Management, or the landlord.
The property tenants will need to provide photographic ID and proof of current address.
Before a tenancy can begin the Landlord and tenant will sign a tenancy agreement, this will be done before the tenancy begins. Once the agreement has been signed by the tenant and the landlord it becomes legally binding for the period of the term agreed.
Before the tenancy commences the tenant will pay a security deposit, typically the value of five weeks rent. This money will be held by the deposit protection service (DPS) or passed to the landlord to hold securely.
The following fees are fixed and in line with the OFT and The Property Redress Scheme recommendations.
For example, this would include (but not limited to) a change in the terms of the tenancy, for example a change of rent due date or a change in occupiers.
Existing Tenacy Fees
Renewal / Extension to your tenancy = £62.50 + vat (per person)
Rent Arrears Letter = £30.00 + vat (per person)
Breach of tenancy agreement letter = £30.00 + vat (per person)
Change of Sharer (subject to landlord approval = £200 + vat (per person)
Application & refrencing Fee = £200 + vat (per person)
